The
individual sections or plots are freehold titles, the most common form
of land tenure in New Zealand. The share in the remaining common land
is linked to the individual titles and passes in ownership with the
main title. All common facilities and services, for example the wind
turbine or wastewater system, are also commonly owned.
In the Totara Bank development each owner maintains their own section
and the remainder is managed by a Residents’ Association , whose
members are comprised of the owners of all the lots. The society
democratically decides what standard of maintenance is required for the
common land and facilities and may employ services as necessary.
