Totara Bank consists of eight individual titles for building sections (ranging in size from 1200m² to 2100m²(½ an acre), with a large area of 6.043Ha (nearly 15 acres) held in common ownership, that is, in undivided shares owned equally by the owners of the eight sections or lots.

Each lot is designed to give access to the open area of common ground. Landscaping and planting are used to increase privacy between houses, but still allow access to the views and the open spaces in the development. A common building is provided for meetings or social functions.

There is a large 'village green' area, extensive walking tracks, lake, and access to the Ruamahanga River.
