Minimum Building Performance Index
This qualifies the minimum energy efficiency of the building, and is affected by the amount of insulation, orientation of the building, its shape and size, and how it utilises natural heating and cooling resources. The Building Performance Index in the covenants is linked to the size of the proposed dwelling - the bigger the house, the more energy efficient it must be. It is hoped that owners will work towards designing reasoanble size, high quality homes, rather than large, poorer quality ones.
Building material colour
There are suggestions placed on the exterior colour and reflectivity of building claddings to ensure that buildings are harmonious to the surroundings, and do not cause an eyesore.
Vegetation height
All trees planted must be located so as to not cause the shading of another person’s house. A plan is included that shows maximum plant heights in different locations.
The parking or driving of vehicles on the common land is restricted.
There are a number of covenants governing the operation of the Totarabank residents' Society, which itself governs how the common land and assets are maintained - much as a council would but on a smaller scale.
